A developer selling a 2 and 3 BHK project in Wakad runs pre-sales with four callers and one closing manager. Enquiries come from MagicBricks, 99acres, Housing, a Facebook campaign and the site office register, roughly 40 a day at launch and 15 a day afterwards.

With the sheet connected as a lead source, a new row becomes an assigned lead within minutes and the caller sees it at the top of the queue. First-call time dropped from a few hours to under twenty minutes.
Each call ends with a stage and a note. "Wants a 3 BHK on a high floor, budget 95 lakh, visiting Saturday with parents" is on the record and on the screen when that number calls back. The closing manager opens the dashboard on Friday and calls only the buyers marked Site visit booked, to confirm.
What the manager watches is not calls made. It is visits booked per caller per source, and the lost list, which the team re-dials on the first Monday of the month with a fresh offer.
